Calais drive Apartments

The existing 22,000sf lot is comprised of two one story buildings. Our analysis of this site was to demonstrate how recent changes in the Miami Beach Land Development Regulations impact the design of multi-family housing in the RM-1 districts. These mentioned changes, along the observation of existing structures in the area led our attention to addressing what we considered to be the main issues in current design guidelines: resiliency, building orientation, building typology & plan inclusivity, optimized parking and setbacks.
